DH1 was born because our Managing Director owned a portfolio of properties, and he was disappointed with the service that he was receiving from other companies. As such, he decided to set up his own company, and the business has grown exponentially from that moment.
Being landlords ourselves, we understand where the service in the industry lacks, and also the type of service that landlords require. As such, we have designed DH1 specifically to provide the comprehensive service and attention to detail that you require. We are not a one size fits all company; our service is bespoke to your individual needs. We work outside of office hours; after 5:00pm calls are diverted to the mobile and we always have a DH1 representative on call for out of hours appointments and enquiries.

FEES
Finders’ Fee – £432 (inc. VAT)
- Agree the market rent and find a tenant in accordance with landlord guidelines
- Advice on refurbishment
- Provide guidance on compliance with statutory provisions and letting consents
- Carry out accompanied viewings (as appropriate)
- Market the property and advertise on relevant portals
- Erect board outside property in accordance with Town and Country Planning Act 1990
- Collect Initial Month’s rent received from Tenant
- Provide tenant with method of payment
- Provide a suitable tenancy agreement in accordance with current laws & regulations
- Provide inventory & condition report of the property prior to move – in
- Register the landlord & tenant details to protect the deposit for the property in a Government authorised scheme (Deposit Protection Scheme)
- Provide landlord and tenant with Deposit Certificate and prescribed information within 30 days of the start of tenancy
- Deduct pre-tenancy invoices
- Gas and Electricity meter readings are provided to the landlord where applicable
Finders’ Fee (Fully Managed) – £360 (Inc. VAT)
- Agree the market rent and find a tenant in accordance with landlord guidelines
- Advice on refurbishment
- Provide guidance on compliance with statutory provisions and letting consents
- Carry out accompanied viewings (as appropriate)
- Market the property and advertise on relevant portals
- Collect and remit the monthly rent received
- Pursue non-payment of rent and provide advice on rent arrears actions
- Deduct commission and other works
- Provide tenant with method of payment
- Provide a suitable tenancy agreement in accordance with current laws & regulations
- Provide inventory & condition report of the property prior to move – in
- Register the landlord & tenant details to protect the deposit for the property in a Government authorised scheme (Deposit Protection Scheme)
- Provide opening meter readings for Gas, Electricity & water to the relevant companies, and inform the relevant local council for Council Tax purposes.
- Deduct pre-tenancy invoices
- Arrange routine repairs and instruct approved contractors (providing two quotes)
- Undertake 3 monthly inspection visits and notify the landlord of the outcome
- Hold keys throughout the tenancy term
- Agree with tenant check-out date and time appointment
- Negotiate with landlord and tenant any disbursement of the security deposit
- Return deposit as agreed with landlord and tenant to relevant parties
- Remit any disputed amount to Scheme for final adjudication
- Provide final meter readings and supply to the landlord for Gas, Electricity & water (where applicable)
- Collect Keys
Additional Optional Fees (Finders only service)
- Check Out Fee – £50 (Inc. VAT)
- Agree with tenant check-out date and time appointment
- Negotiate with landlord and tenant any disbursement of the security deposit
- Return deposit as agreed with landlord and tenant to relevant parties
- Remit any disputed amount to Scheme for final adjudication
- Provide final meter readings and supply to the landlord for Gas, Electricity & water (where applicable)
- Collect Keys
