Before you move in:

Application Fee – £180 (Inc. VAT)
Referencing for one tenant (Identity, Immigration & Visa confirmation, Financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy & agreement

Additional Tenant Fee – £50 (Inc. VAT) per tenant
Processing the application for additional applicants, associated paperwork and referencing

Guarantor Fee – £50 (Inc VAT) per guarantor
Covering the credit, referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement. First guarantor is free.

Pet Deposit (landlord dependent. Informed upon enquiry) – £100
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised Scheme and may be returned at the end of your tenancy

During Your Tenancy:

Renewal Fee – £40 (Inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during occupancy

Other Fees & Charges:

Lost Keys – £10 (Inc. VAT)
Replacement of lost key

Unpaid rent / Returned Payments
4% above Bank of England base rate from date due. This is charged per day.

Professional Cleaning (if required)
£15 (Inc. VAT) per hour which will be deducted from Security Deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy
